Ayala Land inks pack with SBMA for P3-billion project

SUBIC BAY Freeport: all is set for Ayala Land Inc. to develop a 7.5
hectare prime land in Subic after officials of Subic Bay Metropolitan
Authority and Ayala Land signed an agreement that would pave the way for
the P3 billion project in Subic.

Ayala Land Inc. has signed a 50 year deal with SBMA for the development
of a prime lot located along the Rizal Highway, the lot is located
between the main gates of the Freeport.

The project is expected to generate some 10,000 new jobs from the start
of its construction.

Ayala Land Inc. would build a shopping mall complemented by a business
process outsourcing office building and hotel.

“The company’s development will be a catalyst for growth in the
Subic-Olongapo corridor and will be a major mixed-use project in the
Subic Freeport Zone that is well-planned, integrated and environmentally
sustainable,” Ayala Land inc. deputy compliance officer Alfonso Javier
Reyes was quoted saying in recent reports.

The proposed mall will offer basic goods seeking to address the everyday
needs of Subic and Olongapo as well as unique concepts that will also
serve tourists and transients, Reyes added.

This development is company’s first foray into Subic Bay Freeport
itself, although it has an investment in leisure estate Anvaya Cove in
nearby Morong, Bataan which was introduced in 2005.

Presently, the lot which will be developed by Ayala Land Inc. is being
occupied by several restaurants, food chain, the Freeport Service
Corporation, Landbank, a gas station, the night market, a gym and Comteq
Computer College.

Anvaya as ‘green’ Finalist

Ayala resort is one of world’s greenest

MANILA, Philippines – Ayala land Inc.’s first eco-friendly leisure development in Morong town, Bataan province has been recognized by United States-based Hospitality Design Magazine.

The Anvaya Cove, a high-end beach-cum-nature club with an Asian tropical architecture as the theme, was a finalist in the Green/Sustainable Project category of the magazine’s fifth annual HD Awards.

Developed by Ayala Land Premier, with Edaw Inc. of San Francisco, California as its landscape architecture firm, Leandro V. Locsin and partners as architects of record, and Arlen P. De Guzman Design Associates as interior design firm, Anvaya almost beat eventual winner Cavallo Point, the Lodge at the Golden Gate in Sausalito, California.

Cavallo Point is owned by Equity Community Builders, The Ajax Group, and Passport Resorts. Its interior design firm is Brayton Hughes Design Studios, San Francisco. Its architecture firms are Leddy Maytum Stacy (new buildings) and Architectural Resources Group (historic buildings).

Anvaya Cove, according to an ALI statement, was the only Asian entry that made it as finalist under the green and sustainable category. The New York-based publication, however, did not indicate in its website how many entries competed in the category.

Forested foothills

Inquirer Property’s previous Anvaya Cove feature describes ALI utilizing the template of a 320-hectare land of forested foothills of mango and narra trees, the peak elevation of 130 meters then rolling down from a backdrop of mountains meeting the sea.

During development of the resort, the natural groves of mango trees were untouched, even if the area offered tempting lease opportunities. Around the mango grove alone, a 10,000-sq-m Mango Grove Park was built to protect over 50-year-old mango trees.

Its water exploration area was moved farther out, since the area originally chosen was found out to have nesting eagle owls. There’s also the nesting grounds of sea turtles (pawikan) which also had to be “shorelined” (delineated) for protection from potential beachcombers.

Furthermore, on the other side of the cove, which forms a second cove, an elevated pond had also been declared a sanctuary of Philippine mallards (ducks).

The Wild Bird Club of the Philippines helped identify which species were present, and what trees served as their habitat.

Security guards, who were the first to be assigned on site, were given additional training by the World Wildlife Fund and the Bantay Pawikan Inc., a community-based conservation center in Morong, on how to take care of the eggs left behind by the parent sea turtles.

Structures utilizing locally available materials and passive solar energy features were designed to respond to climatic conditions such as heat, humidity and heavy rains. More than 60 percent of the site was also preserved as open space.

Sustainable principles

In a statement, Anvaya Cove’s senior architect Manny Illana said: “The design and planning of Anvaya Cove followed sustainable principles in order to create an eco-resort-like residential development that was within easy reach of Manila.”

He added: “From the onset of this project, the development team agreed that emphasis was needed to be placed on protecting and enhancing the physical attributes and habitats of the site. This meant designing roadways that curved around to avoid mature trees, choosing lighting fixtures that would not disorient pawikans as they come home to Anvaya Cove to nest, and creating amenities like the Nature Camp that would be a venue for interacting with nature as well as promoting conservation.”

The HD Awards program, one of the most coveted recognitions in real estate development, received 398 submissions in categories ranging from luxury hotels to resorts to spas.

ALI now selling second phase of Anvaya Cove in Bataan

Ayala Land Inc. (ALI) has launched the second-phase of its award-winning seaside leisure community in Morong, Bataan.

Ayala Land Premier, which caters to the high-end segment of the property sector, is offering 36 lots that give buyers the choice of either opting for a sea view or a mountain view in Anvaya Cove.

The second phase, which covers six hectares of the 320-hectare development, will allow buyers to choose a lot with a minimum size of 650 square meters to 1,000 square meters.

Bobby Dy, ALI senior vice president and head of Ayala Land Premier, said the lots will be sold at between P13,000 and P17,000 per square meter.

“We are pre-selling lots right now. Phase one has 120 hectares,” Dy told reporters.

ALI president Antonino Aquino said plans for Anvaya Cove include development of water and sports facilities including golf facilities, spa complex, restaurant.

Anvaya Cove has won the 2009 Hospitality Design (HD) Awards from HD magazine, besting 397 other entires.

Now on its fifth year, the HD Magazine Award is one of the most coveted recognitions in real estate development.

Anvaya Cove is the only Asian entry that made it as finalist under the Green and Sustainable Category.

It now joins the ranks of an elite group of internationally renowned properties such as the boutique Auberge Chain in California, Mandarin Oriental Riviera Maya, The Venetian Macau. -GMANews.TV

Anvaya partners with Amadeus

Amadeus upbeat on RP hospitality industry

MANILA, Philippines—Global travel and tourism technology provider Amadeus sees bright spots in the Philippine hotel industry despite a global economic slowdown.

The Europe-based multinational company announced yesterday the expansion of its services in the local hotel industry, starting with a new partnership with hotel resorts Anvaya Cove Beach and Nature Club in Morong, Bataan and Club Balai Isabel in Batangas.

“We are of the firm belief that at times of crisis, there always exist opportunities. This is part of our expansion of services in the country as true technology partners. It is an affirmation of our confidence in the Philippine tourism industry,” Amadeus Philippines general manager Albert Villadolid said in a press statement.

“We are targeting to enter into agreements with at least 10 more hotels and hotel chains in the Philippines before the end of this year,” he added.

The deal with Anvaya Cove and Club Balai Isabel hooks up the two Philippine hotel-resorts, which have a combined capacity of more than 300 rooms, with Amadeus’ property management system (PMS), a solution adopted by more than 70 hotels Asia, including in Thailand, Singapore, India, China and Korea.

Amadeus’ PMS platform is implemented in more than 6,700 properties globally.

It also reported strong growth in all its key Asian markets despite a global recession. Recent clients in Asia include Taj Hotels & Resorts in India and Centara Hotels in Thailand. Amadeus distributes 7,600 Asian hotels through its global distribution platform.

In the Philippines, it has partnered with a local company, Courtesy Point Technologies Inc., for the marketing, selling and implementation of its hotel IT solution.
